An energy efficient washing machine

Matt has carried out many energy saving home improvements himself, installing loft insulation and draught proofing.

Where is your house and how old is it?

A 1900 mid-terrace Victorian house in East Ham, London.

What work have you had done?

I replaced single glazed frames with standard double glazing and a 60% efficiency D-rated boiler with A-rated Energy Saving Recommended boiler that achieves 90% efficiency.

I’ve topped up the loft insulation and installed low energy lighting throughout the property. I’ve also put in an efficient fridge freezer and washing machine. There is draught proofing of doors and floors, a low flush toilet and two water butts and composter in the garden.

Who carried out the work?

I did most improvements myself because they were simple and easy, but I did use a registered installer for the boiler.

Lessons learned and advice for other London landlords?

The new energy efficient features helped increase the rental value to the maximum for the area. Improvements will also add value when Energy Performance Certificates are brought in for rental properties. Simple measures like low energy lighting are easy to do and they reduce bills for tenants.

What impact has your action had?

It’s dramatically reduced bills and improved comfort which I hope will keep the tenant’s happy. Some measures I took, while renting the property out, can qualify for tax relief. Many of the measures taken will increase the value of the property if I decide to sell it.

Did you get a grant or any other financial assistance?

I didn’t get any financial assistance or grant but I’ve heard grants are available from energy suppliers for things like loft insulation, cavity wall insulation and lighting.
